Possibilities
1. The side terrace could be enclosed as shown in the sketch above. The “Optional 1st Floor Plan” shows this space as a sun-room/atrium extension of the living room. Other options for enclosing the terrace include using the new space as a larger atrium, a screened porch, an extension to the 1st floor bedroom (e.g., bath & closet for a 1st floor master suite).
2. The walkup attic is currently floored and could easily be finished as a master suite (see “Optional Attic Floor Plan”), as multiple bedrooms with a bath, or as a large studio or recreation room.
